EC London & Associates is a commercial real estate services firm specializing in property, facilities and asset management. The firm also offers administrative support services and performs commercial valuations.

The firm is responsible for the hiring, and supervision of all employees,  i.e., facilities/site managers and assistant and assistant managers, maintenance staff, security personnel, etc. In addition, the company contracts with outside firms on an on-going basis for technical support, i.e., electrical, mechanical,  plumbing, heating & air conditioning services, etc. The company provides financial reports on each operation on a monthly, quarterly and annual schedule. The financial reports include cash flow statements, income statements, general and subsidiary ledgers and other miscellaneous reports.

Our management team combines experience and an aggressive approach to  successfully meet the individual needs of our corporate and governmental clients. Our facilities managers and maintenance supervisors give full attention  to the daily operation of the properties and facilities in our management portfolio. As a result of our successful management effort, we have developed a  loyal client base among developers and property owners.

Our firm is experienced in the management of multi-family,  commercial and retail facilities in the midsouth and southeast. These facilities include mixed-use residential/commercial buildings, garden apartments and townhouses. Our responsibilities include leasing, marketing, rent collections,  preventive maintenance, landscape maintenance, janitorial services, mechanical systems repairs and servicing, and renovations.

The company's quality control procedures entail the process design, coordination controlling and evaluation of work product at each level of staffing. Building maintenance staff work is assigned by a  maintenance administrator who records each task assigned and monitors work progression until completion. Follow-up inspections are performed after the work is completed by the maintenance administrator. Random inspections of completed work are performed by the property site managers. Costs are controlled by job order costing each assignment and allocating indirect cost thereto. At the management level, similar quality control procedures are in place. Facilities' administrative staffs are supervised by the facilities' site manager. The company has a standard operating procedures manual which guides the methods and manner in which each site manager conducts the facilities/property's  operation.

Daily,weekly, and monthly reports are completed with respect to various tasks completed by the site administrative staffs. These reports are forwarded by the site managers to the area manager who evaluates the data to determine whether goals are being met as planned and scheduled. Furthermore, performance reviews are conducted periodically by each supervisor/manager of subordinates at each level within the organization. Strengths, weaknesses, revisions, etc., in the performance reviews are identified and plans are established to improve and/or enhance the system.

To assure continuous superior service, the management staff completes periodic training to stay up to date with relevant governmental regulations impacting facilities, planning and management, technology, project management, internal marketing, personnel management techniques, etc. Administrative employees also complete periodic training with respect to the effective design of building systems maintenance programs, health and safety  issues, ethics, personnel management, marketing and leasing, negotiating service agreements, legal issues, tenant relationships and communications, etc. The maintenance staff attends workshops to upgrade their proficiencies in technical areas, i.e., boilers, heating systems, refrigeration, HVAC, electrical repairs/service, plumbing and energy management among other areas.
